Get your free estimateMighty Mule Gate Motor Replacement: The Las Vegas Owner’s Guide
We install Mighty Mule-compatible gate motor replacements across the Las Vegas valley, and a typical swap runs $425 to $780 installed depending on your series and whether you need the arm, the control board, or the whole power unit. We carry common Mighty Mule replacement parts on our trucks, so most jobs are done the same day we show up. How owners usually find out: the gate starts moving in slow jerks, stops mid-travel, or makes a grinding sound that says the gear train is done. By the time you’re reading this, you’ve probably already cycled the breaker twice and heard that sad click.
Which Mighty Mule Models This Applies To
Most Mighty Mule openers fall into three families: the MM series (MM260, MM360, MM371, MM571), the FM series (FM200, FM350, FM500), and the newer packaged kits sold at farm-supply and hardware stores under names like the Mighty Mule 500 and Mighty Mule 350. The part you need depends on which family you have because the arm geometry and control board pinouts are not interchangeable across all of them. The clearest identification is on the bottom of the control box: look for a white sticker with the model number, plus the voltage rating (12V for most swing arms, 24V for some of the heavier dual-gate systems).
One compatibility gotcha we see regularly in Las Vegas: the FM series used a 3-wire arm connector while the older MM units used a 2-wire harness, so a “Mighty Mule arm” bought loosely online often will not plug into the board the customer owns. That is exactly why we ask for a photo of the label before we dispatch. We install OEM Mighty Mule parts when the unit is still within its useful life, and we also carry quality aftermarket equivalents for common assemblies where the OEM part has been discontinued. Independence matters here: Warden Gate Repair Las Vegas is not affiliated with Mighty Mule, and we tell you plainly whether OEM or aftermarket is the smarter spend for your gate.
Styles & brands we work with

Signs Your Mighty Mule Gate Motor Replacement Is Failing
- Sluggish or jerky travel: The gear train inside the arm wears down over time, especially in Las Vegas heat, where housing seals dry out faster and let grit in. It moves, but it fights itself the whole way.
- Loud grinding or clicking without movement: The plastic gears inside the arm body are stripped. This is the most common failure we replace on Mighty Mule units older than five summers.
- Gate opens but won’t fully close, or stops at random points: The internal limit switch has worn or the control board is misreading the arm’s position. Sometimes it’s a board issue, sometimes the arm encoder.
- No response at all, but you hear a hum: Power reaches the board, but the arm motor is dead or the capacitor has gone out. You may also see a low-voltage error code on the board.
- Remote works sometimes, then goes dead: The control board’s receiver is getting weak, and in many Las Vegas neighborhoods with high RF interference, this failure pattern shows up as intermittent operation for months before total loss.

AfterReplacement Cost & What’s Included
In Las Vegas, the installed cost for a Mighty Mule-compatible gate motor replacement lands between $425 and $780. The spread depends on three things: which part actually failed (an arm-only replacement starts lower, a full arm-plus-board job runs higher), whether you have a single or dual gate, and whether the power supply wiring is still serviceable. You’ll get the written price before any work starts, and that price covers the part, the installation, the adjustments, and the testing.
Every job includes our written guarantee, and the 365-Day Done Right Promise means if that motor doesn’t hold, the return visit is free. We also remove the old unit and leave your gate configured to open and close smoothly, with the safety settings checked against your travel path. You will not get a surprise line item at the end; the agreed price is the price.
DIY or Call Us?
What you can safely check yourself: the breaker, the fuse on the control board, and whether the arm’s manual release is engaged. A few minutes with the owner’s manual on those three things solves a surprising number of “dead gate” calls. But Mighty Mule arms run a spring-loaded gear train under housing tension, and opening one to inspect it without the right release procedure can send parts flying. The control board also ties directly into the 12V or 24V supply and the gate’s travel limits, so missteps mean a gate that reverses at the wrong time or a board that works once and never again. FAQs
Most Mighty Mule swing arms last 4 to 7 years in the Las Vegas climate, with the plastic gear train and the housing seals being the first things to go. Our heat accelerates seal drying, which lets fine dust into the gearbox, and a dusty gearbox grinds itself down faster than the motor actually wears out. If you’re at year five and hearing new sounds, that’s the clock running down.
Sometimes, but we’ll be honest with you about when it’s worth it. A board with a single blown capacitor is often repairable; a stripped gear set in the arm typically costs more in labor to rebuild than the replacement part costs. We’ll give you both numbers before any work starts. Call (725) 529-9468 and we’ll walk through what you’re seeing.
For a single-arm Mighty Mule swap, most jobs take about 90 minutes from truck roll to final test. Dual gates or jobs where the old board also needs replacement run two hours or a bit more, and if you’re in Henderson or Summerlin, the drive is already part of our normal route. We’ll give you a tight arrival window and the tech’s name and photo before we show up.
Yes. We carry common Mighty Mule arms, control boards, remotes, and photo-eye sensors for the MM and FM series on our trucks, along with parts for LiftMaster, Ghost Controls, and DoorKing. If your model needs a part we don’t have that day, we can usually have it within 48 hours and the written quote still stands before anything gets ordered.
