We stock and install FAAC-compatible gate motor replacements across Las Vegas, with most swap jobs running between $480 and $950 installed, including the motor, mounting hardware, limit setup, and same-day testing. Labor is typically the smaller half of that number – the motor itself is what drives the cost. Most Las Vegas owners find out their FAAC motor has failed the same way: the gate starts moving slower than it used to, then one afternoon it hums for a second and stops, or it won’t respond to the remote at all. That’s the classic FAAC failure pattern, and it’s usually the motor’s internal capacitor or the gearbox wearing out after years of desert heat and dust.
Here’s what to expect, what it costs, and how to know if you actually need a replacement or just a repair. Tell me what it’s doing wrong, and I’ll tell you exactly what it costs to fix it. That’s a direct quote from Cole Rafferty, our owner, and it’s how we run every job.
Which FAAC Models This Applies To
FAAC makes a wide range of gate operators, but in Las Vegas residential settings, we mostly see three families: the FAAC 400 series (swing gates), the FAAC 750 and 760 series (sliding gates), and the older FAAC 402 and 412 models that are still out there running after 15 years. The motor unit inside these operators isn’t always a single bolt-in part – depending on the model, you may be replacing the motor assembly, the gearbox, or the entire operator chassis. We match that part to your exact FAAC model number, which is printed on a metal plate inside the operator cover.
Here’s the compatibility gotcha we see constantly in Las Vegas: a homeowner buys an aftermarket motor off an online marketplace listing that says “fits all FAAC swing gates,” and it doesn’t fit. FAAC 400-series operators changed motor mounting points between revisions. The 402 motor does not drop into a 400. If you’re looking at a replacement motor online and the listing doesn’t specify the FAAC model number, you’re about to waste your money. We carry OEM FAAC motors and select proven aftermarket equivalents for the models we service. Warden Gate Repair Las Vegas is an independent service provider, not a FAAC dealer or affiliate – which means we stock what actually works across FAAC’s lineup, not just what one catalog pushes.
You’ll also see 24V and 115V versions of the same FAAC series. They are not interchangeable. Check the voltage printed on your operator’s label before you order anything. When we come out for a quote, we verify voltage, model, and mounting configuration on site before any price is finalized.

Signs Your FAAC Gate Motor Replacement Is Failing
- The gate moves slower than it used to. FAAC motors lose torque as the armature wears or the capacitor degrades, and you’ll notice the swing or slide taking an extra beat. In Las Vegas, heat accelerates this breakdown – we see it most in July and August.
- The motor hums but the gate doesn’t move. That’s almost always a bad capacitor or a stripped gear inside the operator. You’ll hear the electrical hum for a second or two, then a click as the thermal overload trips to protect the windings.
- The gate starts and stops mid-cycle, or opens a foot and reverses. This is usually the limit switch or the motor’s braking circuit failing, but on older FAAC units it can also be a dying motor that can’t hold torque under load. Bad limit behavior is often confused with a bad board – don’t replace the board until someone has tested the motor under load.
- Burning smell or visible scorch marks near the operator. A motor that’s been running hot long enough to cook its windings will smell like burnt varnish. When we open one of these up, the armature is usually dark brown or the motor housing is chalky white. That’s a replacement, not a repair.
- The remote and keypad work, but the gate just clicks and stays put. That click is the relay firing and the motor not responding – a text-book dead motor on FAAC swing operators. If your opener is a CAME or BFT brand, the failure pattern is different. This one is specific to tired FAAC hardware.
Replacement Cost & What’s Included
In Las Vegas, a FAAC motor replacement job typically runs between $480 and $950 installed depending on the model, voltage, and whether we’re replacing just the motor assembly or the motor plus gearbox. Smaller 24V FAAC 400-series swing motors sit at the lower end. A 115V FAAC 760 sliding gate motor with a heavier gearbox sits at the higher end. The motor itself is usually 60 – 70% of the invoice; the rest is labor, hardware, and testing.
Every quote is written before any work starts, and that number doesn’t change when we’re done. No added trip fee, no “we had to modify the mount” surprise. What you’re quoted is what you pay. The replacement comes with our 365-Day Done Right Promise in writing: if that motor or our install fails within a year, we come back and make it right at no charge for the return visit. That guarantee covers the labor and any part we supplied.
When we install a FAAC replacement on a sliding gate in Las Vegas, we also check the track and guide rollers while we’re there, because a dragging roller will kill a new motor in half its normal lifespan. That check is part of the job, not an upsell.

AfterDIY or Call Us?
You can safely check a few things before calling: confirm the breaker hasn’t tripped, check that the operator has power at the outlet, and look for anything visually blocking the gate’s travel. Those three checks rule out the cheap problems and take ninety seconds.
Replacing the FAAC motor itself is where DIY goes sideways. These operators run on line voltage, the motor sits close to the capacitor (which holds a charge even with power off), and misaligning the gear mesh or limit cams during a swap will shred the new motor in a week. The safety eyes and edge sensors also have to be re-verified after any motor replacement, because a gate that doesn’t stop when it should becomes a real hazard. This isn’t a job we’d suggest doing with a YouTube video. If the motor is going out, call us at (725) 529-9468 and we’ll send a technician with the right part, a written price, and a name and photo before he ever pulls up to your gate.
FAQs
A properly installed FAAC gate motor in Las Vegas lasts 8 to 12 years on average, with heat being the biggest lifespan killer. Motor windings break down faster in sustained 100°F+ summers, and we regularly replace FAAC motors in Las Vegas that failed early because the operator cabinet faced full western sun with no shade. Anything past 10 years is borrowed time – and an operator that’s been through a few electrical storms is more likely to fail at the worst moment.
Call (725) 529-9468 and we’ll tell you if your motor is still serviceable or if replacement is the better money.
Some FAAC motor failures can be repaired – a bad capacitor, worn brushes, or a stripped coupling are all replaceable components that cost less than a full motor. But if the armature or windings are burned, or the gearbox housing is cracked, replacement is the only repair that will last. We’ll open the operator, test the motor, and tell you straight which route makes sense. We don’t sell replacement motors to people who only need a capacitor. Call (725) 529-9468 for a straight answer.
A standard FAAC motor swap takes 1 to 2 hours for a swing gate and 2 to 3 hours for a sliding gate, assuming the operator’s mounting hardware is in usable shape. We verify limits, safety sensors, and remote programming before we leave, and we test the gate through at least ten full open/close cycles. If we have the motor in stock, the whole thing is usually done in a single visit. Call (725) 529-9468 to confirm availability for your FAAC model.
We keep FAAC 400-series swing motors and FAAC 750/760 sliding motors on the truck for same-visit replacement across Las Vegas, plus the common capacitors, boards, and gear assemblies that fail alongside them. Oddball or older FAAC revs sometimes come from our local Las Vegas parts supplier, which is usually a same-day or next-day lead time. If you’re not sure what you have, send a photo of the label inside the operator cover and we’ll match it before we come out. Call (725) 529-9468 and we’ll check inventory while you’re on the phone.
