If your FAAC gate is sagging, scraping, or grinding against the track, the hinge or roller assembly is the usual suspect. We stock FAAC-compatible hinge and roller replacement parts on our trucks and typically install them in Las Vegas for $240 to $540, depending on the gate’s size, weight, and which series you have. Most jobs are done in under two hours and we can usually get to you the same day you call.
Here’s how it usually goes down: you notice the gate is harder to push open, or it sits a little lower than it used to. Then one morning it won’t latch because the whole panel has dropped a half inch. That sag puts stress on the motor, the track, and every other moving part. The hinge and rollers take the worst beating because they carry the entire weight of the gate through every cycle, and Las Vegas heat plus dust makes the wear happen faster than it does in milder climates.
Which FAAC Models This Applies To
FAAC builds swing and slide gate operators across a bunch of model lines, but the hinge-and-roller wear pattern shows up most on the sliding gate series: the 740, 741, 844, and S418/S450 operators paired with cantilever or V-track slide gates. The hinge assemblies on FAAC swing gates (the 390, 400, 412, and 415 series, for example) typically last longer than the rollers, but when a wind storm hits Las Vegas hard, those hinge pins take a beating and we see them oval out or snap.
The gotcha with FAAC parts is that the hinge bracket bolt pattern changed between older and newer series. A 400-series swing gate hinge from 2012 won’t necessarily bolt onto a 415-series gate from 2022, even though they look almost identical. We match by model number, but we also measure bolt spacing on site because gates get modified over the years. One more thing: FAAC’s OEM rollers are nylon-coated steel, which runs quieter but breaks down faster in Las Vegas heat than solid steel aftermarket rollers. We stock both, and for most residential gates in this climate we recommend the solid steel aftermarket equivalent. It costs about the same and lasts longer here. Warden Gate Repair Las Vegas is an independent service provider and not affiliated with FAAC, but we’re factory-trained on their equipment.

Signs Your FAAC Hinge & Roller Replacement Is Failing
- The gate sags toward the free end. This is the classic. The hinge or roller bearing has worn enough that the gate is sitting low on one side, which you’ll see as an uneven gap at the latch post. The cause is almost always a worn roller wheel or an elongated hinge pin hole.
- The gate grinds or squeals when it moves. That sound is metal on metal, or a nylon roller coating that’s worn through to the steel core. By the time you hear grinding, the roller isn’t rolling anymore – it’s sliding, which flattens the wheel and chews up the track.
- The gate shudders or hops while the motor runs. A flat-spotted roller catches on the track and releases, over and over. That shudder transmits through the whole frame and prematurely kills the operator’s gearbox. Fix the roller before you’re paying for a motor too.
- The gate needs a shoulder to open or close. When hinges bind or rollers seize, the motor strains and eventually burns out or trips its thermal overload. If you’re helping the gate along by hand, that’s your signal.
- Visible rust, cracked nylon, or a wobbly wheel. You can usually see a bad roller from the outside. If the wheel wiggles when you push on the gate, the bearing is done. Rust on a hinge pin in Las Vegas isn’t as common as in coastal cities, but irrigation overspray against a gate post will do it.

AfterReplacement Cost & What’s Included
For FAAC hinge and roller replacement in Las Vegas, you’re looking at $240 to $540 installed, with most single residential gates landing around $300 to $400. That includes the parts, labor, and on-site adjustment so the gate tracks straight and the motor doesn’t fight itself. If your gate is heavier than average – say a solid steel panel over 600 pounds or a long cantilever span – expect the higher end of that range because the roller assemblies are bigger and sometimes we need to reinforce the mounting point.
We give you the written price before any work starts. Not an estimate with a wink – the actual number, in writing, before a single bolt comes off. If we find something we didn’t see during the quote, we stop and talk to you first. No surprise line items at the end. The labor and parts are covered by the 365-Day Done Right Promise: if it fails within a year, we come back free. That’s not a marketing line. That’s Cole’s rule, and it’s been the rule since Warden started taking FAAC repair calls in Las Vegas.
DIY or Call Us?
The honest answer: you can diagnose most of this yourself, and we’d rather you do that before you spend money. Push the gate open with the motor disengaged. Watch the rollers. Listen for grinding. Look at whether the gate panel is level. If you have a snapped hinge pin or a seized roller, you’ll see it.
But replacing them is where DIY goes wrong, and here’s the part most YouTube videos skip: a rolling gate under tension can shift the moment you pull the last bolt. If that panel weighs 400 pounds and it comes off its track while you’re underneath it, you’re not walking away from that. We use a gate jack and safety stands on every hinge and roller job in Las Vegas, and we’ve seen enough bent tracks and crushed brackets from weekend attempts to say this plainly: let a pro do the swap. It takes us about 90 minutes. It’ll take you a Saturday to learn why you shouldn’t have started. If you want us to do it, call (725) 529-9468 and talk to a real person. Tell me what it’s doing wrong, and I’ll tell you exactly what it costs to fix it.
FAQs
Expect 5 to 8 years from OEM nylon-coated rollers and 8 to 12 from solid steel aftermarket rollers in Las Vegas, where dust and summer heat accelerate wear. Swing gate hinge pins typically last 10 to 15 years unless a windstorm has stressed the gate. If you’re replacing rollers more often than that, the track may be misaligned, which is worth a look. Call us for a free inspection and we’ll tell you what’s actually causing the wear.
No – once a roller bearing or hinge pin wears out, the part is done and repair isn’t a real option. What we can sometimes do is replace just the failed component (one roller, one hinge) rather than the whole assembly, which brings the price down. Call (725) 529-9468 and we’ll quote the smaller repair over the phone with what we can see.
Most FAAC hinge and roller replacements in Las Vegas take 90 minutes to two hours on site, including realigning the gate and testing the motor under load. If the track is damaged from running on a flat-spotted roller, add time for track repair or replacement. We’ll give you a firm window before we arrive, not a four-hour “we’ll see.”
Yes. We carry FAAC-compatible hinge and roller assemblies for the common 390/400/415 swing series and 740/741/844 slide series, along with solid steel aftermarket rollers sized for FAAC V-track and cantilever gates. If your gate needs an oddball size, we order it locally and usually have it within a day or two. We also stock parts for LiftMaster, Mighty Mule, and Ghost Controls gates, so if you have a mixed-brand property, one visit covers it.
